45-Agent Keller Firm Converts

A 45-agent Keller Williams office in Framingham, Mass., converted to RE/MAX in October, giving the network a huge market share boost with the creation of RE/MAX Best Choice Real Estate.

New Broker/Owner Annette Norton, who had been with Keller Williams for five years, most recently as the office manager, chose RE/MAX because of its powerful brand name and the tools, culture and support offered by the network. Fiona Beecy, Regional Director of Operations for RE/MAX of New England, worked with Norton to convert the office and attract the new agents to RE/MAX.

"As much as I believed in the Keller Williams model, I wanted to look at my options and see what other opportunities were out there," Norton says. "I finally decided RE/MAX was the way to go. RE/MAX of New England's support totally blew me away through this transition. We are very fortunate to have incredible agents who accounted for more than 96 percent of the business at the former office join us over at RE/MAX. Everyone is happy with the transition."

One of those happy top producers is Jim Coady. The Sales Associate with RE/MAX Best Choice was drawn to the network because of its reputation for having top producers. Coady is already seeing a boost in business, he says.

"The RE/MAX name is synonymous with top producers, and it's a well-known fact that RE/MAX agents do more business than Keller Williams agents," Coady says. "Nothing compares to the support and technology RE/MAX offers, such as Imprev, Mainstreet and LeadStreet."
Broker Associate Faye Winer, who was one of the first Keller Williams agents in New England, couldn't agree more. The real estate veteran of more than 30 years says that although change is never easy, she's up for the challenge. And with guidance from the region and Norton, Winer is already hard at work to turn her business around.

"RE/MAX of New England and our fellow Associates have been so warm and welcoming," Winer says. "I’m looking forward to turning what has been a dismal economic year into a better 2010 with RE/MAX."

The addition of the new agents and rebranding of the office represents an $86 million market swing in the Framingham area, says RE/MAX of New England Regional Director Jay Hummer. The region held a kickoff day to welcome the new office and its agents by flying in Broker/Owner Deb Stevens of RE/MAX Results Realty in Maple Ridge, British Columbia. Stevens, who had been with Keller Williams for seven years, converted her 145-agent brokerage to RE/MAX earlier this year. RE/MAX of New England also invited the new agents to its fall sales rally in Providence, R.I., which included technology training, speakers and plenty of educational sessions.

"This is a great group of agents who are led by an incredible Broker/Owner," Hummer says. "One of the new agents said that the sales rally was unlike anything they had on the regional level at Keller Williams. We've worked hard to help the new agents see the value of the RE/MAX brand through our regional efforts."

Who Wants an Extra $8G's with Next Years Tax Return?

Who Wants an Extra $8,000 with Next Years Tax Return? (edit/delete)
Okay...It's late night and as usual, I'm thinking about real estate...What's wrong with me? You don't have to answer this...Thankfully, I know I'm not alone in this ever consuming passion for the business.
So what are my thoughts about the current state of the market? It's time to buy...better than last year, possibly better than any year ever. Why? If you are a buyer that falls within the guidelines of the $8,000 dollar tax give away in 2009, you have so much to gain and so little to lose!
I don't know all the details for certain about this tax give away, but it looks something like this: You are a first time buyer or a buyer that has not purchased in a number of years, maybe 3?, and you meet the income guidelines, $75K/year for an individual and $150K/year for a couple, you buy a house in 2009 and live in it for at least 3 years, and you get $8000 back with your tax return in 2010, FREE!
Sounds pretty good, right? So, let's get going already. Get your ducks in a row and sit down with someone like myself, a REALTOR, ABR (Accredited Buyer Representative) and find out how you can make the American Dream a reality this year! BONUS! $8,000! Not bad, eh?
Who would have known? And I thought the $7,500 tax incentive, interest free loan over 15 years was great.
Point is it a down market and what goes down, will inevitably go up.
With so many deals out there right now due to pricing declines it is very likely you could become a homeowner and stay within 20% of what you currently pay for rent. By the way...this is the way it used to be before people started buying homes at such inflated prices. Oh yeah, and unlike a traditional purchase, you only need 3.5% down, not 20% down.
It is a common misconception that financing is not available. Fact, many folks are getting loans to purchase homes every day.
So, if you are a renter right now, pick up the phone, email, call your REALTOR, and if you don't have one, call me and I'll help you personally or connect you with a top professional in your neck of the woods.

No. 1 Keller Williams Firm in Canada Converts to RE/MAX

The top Keller Williams franchise in Canada - a two-office Vancouver-area brokerage with more than 180 Associates - converted to RE/MAX on Feb. 26.
Bjorn Soolsma and Deborah Stevens - Co-Broker/Owners of the newly renamed RE/MAX Results Realty - determined that RE/MAX training, technology and brand awareness will help their agents reach new heights.

The Broker/Owners, who have over 25 years of real estate experience between them, see great opportunities ahead for the close-knit group they lead. The addition of their offices takes RE/MAX market share in Maple Ridge and Port Coquitlam to 44 percent and 32 percent respectively. Soolsma envisions even higher numbers.

"We want to continue to build something that is agent-focused, dynamic and results-oriented," Soolsma says. "Combining our philosophy, resources and vision with the RE/MAX business model, brand and resources, we're going to be the best."
RE/MAX officials welcome the new Affiliates.

"In this lagging economy, wise business people make wise business decisions," says William Soteroff, Senior Vice President of International Development at RE/MAX International. "RE/MAX is the right choice for professionals who want to enhance their business, take the next step in their careers, and benefit from world-class education and referral opportunities."
Within days of the conversion announcement, almost all of the RE/MAX Results Realty agents had new signs, new business cards and access to RE/MAX Mainstreet tools. Over a two-day period, they'll participate in an orientation process offered by the RE/MAX of Western Canada region. They'll also work individually with Soolsma and Stevens to re-evaluate their business goals and strategies in order to start their RE/MAX careers on solid footing.

"What's most important," says Elton Ash, Regional Executive Vice President of RE/MAX of Western Canada, "is that the new Sales Associates learn about the valuable resources they now have access to, including LeadStreet, the Design Center and Agent Training on Demand. We encourage them to take in the information, find something they can incorporate into their businesses, and put all the tools to work for them.

"It's exciting and probably a little overwhelming, but we're here to help them work through it and enjoy a smooth transition."

A core group of RE/MAX Results Realty agents jump-started their orientation and training by attending the 2009 RE/MAX International Convention in Las Vegas.
Among them were husband-wife team Bruce Pollon and Rene Marvin, who were once with the network.

"The RE/MAX brand is second to none," Pollon says. "Ask anyone on the street to name a real estate company, and nine out of 10 would say RE/MAX. We're happy to tell our clients about the move."

Will Shipton, who earned his real estate license in 2008, is eager to bring the confidence he gained from the coaching of Soolsma and Stevens back to RE/MAX, where he started his career.
"I'm excited," Shipton says. "People don't really know Keller Williams, but they know RE/MAX. Now I have the best combination possible, and my business will grow exponentially."

While some competitors are limiting - or even discontinuing - national television advertising, RE/MAX has a campaign that's alive and well.
In fact, three new RE/MAX TV ads reflecting the opportunities consumers have in today's market will debut in February, says David Rea, RE/MAX International Executive Creative Director.
Realogy Corp. subsidiary Century 21 announced this week that it will stop running its national television spots amid current economical woes, according to Inman News.
Century 21 says it is shifting focus from TV to online advertising due to changing consumer patterns, but acknowledges that the company's shrinking budget as a result of the housing downturn played a role in the decision.
For its part, RE/MAX plans to continue promoting the brand and the Associates behind it.
"The economy has led a lot of our competitors to cut back on services to their franchisees and agents, but RE/MAX believes its Affiliates need all the support they can get in times like these," Rea says. "That's why we'll continue our industry-leading TV and radio advertising, as well as our ever-growing presence on the Internet.
"RE/MAX agents don't have to choose between media; they'll continue to get both. The president of C21 says it himself: 'The main benefit of TV advertising is name recognition.' As RE/MAX TV advertising has increased, so has our name recognition - and we've become the undisputed leader."

RE/MAX has led in national TV share of voice for the past seven years, Rea adds. He also notes that the television campaign helps drive traffic to remax.com, which drives more leads to RE/MAX agents and offices through LeadStreet.
"We get more hits to the Web site when we're running TV commercials," Rea says. "Consumers spend more time watching TV (followed by radio and the Internet) than any other medium. Our media mix reflects consumer consumption. RE/MAX out-delivers other top brands on a regional basis, too, with more locally placed media than any of our competitors."
